Zambia Association For Landlords And Tenants Defends Landlords Request For Advance Payment Of Rentals

The Zambia Association for Landlords and Tenants Arbitration has defended the practice of landlords asking tenants to pay rentals in advance.
Association National Secretary Edward Simuyuni says the association does not condemn landlords asking tenants to pay rentals months in advance as the rental agreement depends on the terms and conditions which the landlord and tenants enter into which varies in some cases.
Mr. Simuyuni spoke to Phoenix News following concerns raised by the Zambia Institute of Estate Agency that according to the law, landlords are not supposed to demand rent from tenants for more than one month.
According to Zambia institute of estate agency president Brian Mushota Tembo, the rent act prohibits landlords from demanding rent from tenants for more than one month.
Mr. Tembo says, according to the law, tenants are supposed to pay one-month rent and security deposit unlike the current practice by most landlords in the country where they request tenants to pay more than months rentals in advance.
He told Phoenix News that the shortage of accommodation in the country has brought about desperation among many tenants who are subjected to such practices and has called on landlords to stop this practice.
